The services provided and fees charged are set out according to the three main Stages which applies to any project,  as summarised below.

Otherwise fees  vary according to the  building type,  new-build or refurbishment including extension / alterations,  complexity of the design brief,  estimated cost of the works,  and lastly,  the site location in proximity to the Practice office.  Fees are subject to Vat,  and chargeable at the current rate of 17.5%,  irrespective of the vat status of the building works.

A Full or Partial service can be provided,  should a client prefer to continue with their project on their own account,  either after Stage I or Stage  II.

STAGE  I         Design  &  Planning    (RIBA Plan of Work Stages A-D)

Summary of Services

Measured building surveys.  Preliminary and Final scheme designs.  Conferring with Local Authority  and submitting Planning Applications with Design and Access Statements if required ,  Appeals to the Planning Inspectorate and Sustainability Reports.


A Fixed Fee is proposed for this Service, payable in three instalments,  which includes a revised planning application if necessary, without further charge.  Payable on validation of the application.  Fees for Appeals (in case of refusal) are proposed separately.


STAGE  II      Specification  &  Tendering     (RIBA Plan of Work Stages E-H)

Summary of Services

Preparation of Specifications with Schedules of Works. Annotated construction drawings. Conferring with other consultants if necessary. Inviting Tenders and presenting tender evaluation Reports


A Fixed Fee is proposed for this Service,  payable on the return of Tenders.

STAGE  III    Contract Administration     (RIBA Plan of Work Stages J-L)

Summary of Services

Administering the contract (project management)  and  monitoring  building works for compliance with the specification.  Serving notices under the Party Wall Act,  and acting as Party Wall Surveyor as necessary.  Conferring with engineer for structural design and calculations . Conferring with  Building Control officer for compliance with regulations.  Verifying valuations and certifying  payments as works proceeds.  Negotiating builder’s Final Account.  Acting as Health and Safety Co-ordinator under  the CDM Regulations. 


Variable Fees apply for Stage III Services,  based on a percentage of the Final Contract Value,  but which is less the fixed fees proposed under Stages I and II.  Payable  in equal instalments,  at each valuation, unless a fixed fee is negotiated at the outset.
